About the Mansfield, Storrs, Coventry and Tolland Real Estate Market 

Tolland County is a prime location to buy into the sizzling Connecticut real estate market because the housing stock offers some of the best value in terms of quality, square footage and lot size of anywhere in the state.  

Mansfield provides perhaps the most diverse array of housing options available within Tolland County. Not only are there lovely single family homes on ample parcels but because of the presence of UCONN and its population of 20,000 students, also a large stock of townhouses, condos and investment properties. The average price for a detached single family home is approximately $260,000 while gracious and historic residences dating back to the Colonial era yet beautifully updated for today can top out at a half-million dollars and beyond.  

Many modern subdivisions with newer homes designed for the way we live today have prices well within reach as do easy maintenance townhouse communities and condominium complexes. Neighborhoods are set amidst picturesque woodlands, many with river views and you can still find undeveloped land to build you dream estate property. 

The private multi-family housing stock in Mansfield consists of twenty-five apartment and condominium complexes. These housing complexes contain 1,358 units and are primarily clustered around the UCONN campus. With a vacancy rate of near zero, beyond making wonderful primary homes, the potential of these total occupancy units as investor opportunities are limitless. 

Coventry is a classic New England village with spacious and historic homes in secure and desirable neighborhoods. The average home price is approximately $300,000 for a newer, single family, detached home with historic homes on one and two acre parcels rising to a half-million dollars and well beyond. 

Geographically, the population of Coventry is centered on two distinct areas known as North Coventry and South Coventry. Town residents are clearly divided and classified as being from either North or South Coventry for school district purposes although schools are uniformly excellent throughout the town. 

The vintage residential neighborhoods of South Coventry Village contain the town’s most sought after homes. Listed on the National Register of Historic Places, it is significant for its well-preserved Victorian residences and early industrial landscape. Buildings reflect a variety of architectural styles including Colonial, Greek Revival, Italianate, and Queen Ann with some adaptively reused as antique centers and specialty stores creating a charming shopping area for the community. The center of South Coventry also includes a museum, the main branch of the public library and Bidwell Tavern, a restaurant that dates back to the time of the American Revolution. 

North Coventry's settlement is less dense with its housing and businesses of more recent construction. In the 18th century, this section of the town was largely used for dairy and vegetable farming. By the dawn of the twentieth century, most of the farms in North Coventry were abandoned and the land reclaimed by second-growth forest. In the 1960s and 1970s, tract housing developments were built on some of this land, mainly comfortable, raised ranch houses on one acre lots. Development slowed from the mid-1970s through the 1990s, but several new developments were constructed in North Coventry after 1990. These tend to feature expansive, luxury homes on two acre lots. 

Tolland is family-oriented town where the landscape is primarily composed of large houses on plots of around one acre in well established neighborhoods with prices averaging $350,000 then rising rapidly for both historic homes and newer estate quality properties. Undeveloped, forested land covers gentle slopes between the town's many residential developments. Surrounded by two state forests and dotted with municipal parks, the Town of Tolland’s rustic and rural yet refined character makes it one of Tolland County’s most exclusive enclaves. Tolland hosts an excellent education system which is currently constructing a new High School. The town is also expanding with new commercial and residential developments offering brand new homes at price points to please every pocketbook.
