Even though Tolland County has remained relatively rural with a strong agricultural component to its economy, it is the University of Connecticut Campus in Storrs that is the engine of local business and industry. UCONN is the largest employer in the eastern part of the state, which combined with Eastern Connecticut State University, provides more than 26 percent of the Tolland County workforce with university related employment.  

Other major employers within the region are Windham Community Hospital, Brand Rex Company, Eastbrook Mall, Stop & Shop and SNET plus there are many small, family owned businesses engaged in servicing an ever expanding travel and tourism trade. 21 percent of the workforce is employed in service industries, 20 percent in the retail sector and 19 percent in manufacturing. Additionally, nearby Hartford provides employment in the insurance and financial sectors for many residents while others commute to jobs in Providence and Boston. 

Mansfield has a population of approximately 25,000 residents comprising 5,500 households of which 3,500 are families. 28% have children under the age of 18 living with them, 48% are married couples living together, 8% have a female householder with no husband present and 41% are non-families. 27% of all households are made up of individuals and 10% have someone living alone who is 65 years of age or older. The average household size is 2.40 and the average family size is 2.92. 

Mansfield’s age distribution, heavily influenced by UCONN, is 13% under the age of 18, 45% from 18 to 24, 19% from 25 to 44, 14% from 45 to 64, and 9% who are 65 years of age or older. The median age is 22 years old. The median income for a household is $50,000 and the median income for a family is $70,000. The per capita income for the town is $20,000.  

Downtown Mansfield currently includes fifty businesses and institutions occupying almost 146,000 square feet of building space. Approximately 70,000 square feet of this space is business and retail space with the balance of the building space in governmental or institutional occupancy. Many businesses cater to the UCONN populace and the Mansfield Downtown Partnership works in concert with entrepreneurs to help increase revenues by undertaking beautification projects as well as planning special events throughout the year to increase pedestrian traffic.  

Coventry has a population of approximately 15,000 residents comprising 4,500 households, of which 3,500 are families. 38% have children under the age of 18 living with them, 64% are married couples living together, 7% have a female householder with no husband present, and 25% are non-families. 19% of all households are made up of individuals and 6% have someone living alone who is 65 years of age or older. The average household size is 2.69 and the average family size is 3.09. 

Town population is spread out with 27% under the age of 18, 6% from 18 to 24, 34% from 25 to 44, 25% from 45 to 64 and 8% who are 65 years of age or older. The median age is 37 years old. The median income for a household is $65,000 while the median income for a family is $75,000. The per capita income for the town is $30,000.  

The population of Coventry is centered on two distinct areas know as North Coventry and South Coventry. The old center of the town is in South Coventry, near the intersection of State Route 31 (Main Street) and State Route 275 (Stonehouse Road). In the 19th century, there was a small industrial center including mills powered by the water from Coventry Lake Brook as it flowed towards the Willimantic River. Only one factory remains today, that of the American Thread Company. The center of North Coventry is at the intersection of Main Street and US Route 44 (officially Boston Turnpike, but usually referred to simply as "Route 44" by residents). Near this intersection, two shopping plazas provide some local employment but most town residents work in nearby Hartford at one of the many insurance companies or at the UCONN campus in Storrs.  

Tolland is very family-oriented and mainly residential, although the town has been expanding in recent years with new commercial developments. Most local residents are commuters to Hartford or UCONN at Storrs while those who work locally are probably engaged in the construction, service or hospitality industries. 

Tolland has a population of approximately 15,000 residents comprising 5,000 households of which 3,800 are families. 43% have children under the age of 18 living with them, 75% are married couples living together, 6% have a female householder with no husband present and 17% are non-families. 13% of all households are made up of individuals and 4% have someone living alone who is 65 years of age or older. The average household size is 2.83 and the average family size is 3.12. 

Population is spread out with 28% under the age of 18, 5% from 18 to 24, 32% from 25 to 44, 27% from 45 to 64 and 8% who are 65 years of age or older. The median age is 37 years old. The median household income is $80,000 while the median income for a family is $85,000. The per capita income for the town is $35,000.

Here is a scenario for sellers to avoid. You contact a real estate agent to list your home and the agent suggests that you might get more for your house than comparable homes on the market. The agent assures you that it only takes finding one person who is willing to pay your price!

Some agents approach a listing appointment as if they are bidding for your home. The unfortunate result is that you start out with an unrealistic opinion of your home's value. There is often a strong temptation to work with a person who says what you want to hear. An experienced, reputable real estate agent will back up their opinion of your home's value with hard data. The agent should give you information about the listing price of homes that are currently on the market, and recent selling prices of similar properties in your immediate area.

Even the most heroic marketing efforts won't work on a property that is obviously overpriced, (except in the most exaggerated of seller's markets.) Even if you find a buyer who is willing to pay more than your home is worth, the sale could fall apart when the appraisal comes in lower than the agreed-upon price. Listen to everything, but be careful!
